Can foreigners own property in Mexico? In 1993 a law was passed allowing foreigners to own property in the "restricted zone". This may be accomplished through a Bank Trust or if the property is commercial it can be purchased by forming a Mexican Corporation.

This way owners will rotate some of the most desirable weeks such as Christmas, New Years, 4th of July, Thanksgiving etc. No one owner will have an advantage over another as everyone will receive these times. Traditionally, your rotation moves forward one week per year. Example is that if you have Thanksgiving this year, you have the week after Thanksgiving next year and if you have Christmas this year, you will have New Years the next. This sounds like a timeshare .......... is it? Absolutely not! Yourself and 7 other people own and control your investment. You may sell, rent or lend out your property at any time and never have to ask permission or lose your weeks. If you can't make it at your rotation time, you simply E-Mail the other owners and ask for a trade. You do not pay for something that you do not own and most of our owners have sold their investment at a profit, not huge losses. There are NO PRIMETIME FEES! Everyone gets holidays and great weather in their rotations. Totally hassle-free ownership...... because there is weekly cleaning services and at this time, full stock and inspection is done. The management service fixes the problem and bills the owner for the repairs. If anything is missing or damaged they will repair or replace immediately. Is there a homeowners' association? In most cases, yes, if a condo is the 8th Ownership. Most of the time with private residence homes, no. There is no worry about the fees as yours is included in your quarterly dues. This all inclusive fee takes care of the Association fees, Insurance, water, electric, paper goods, house cleaning, management, taxes and more. Why would I purchase an eighth ownership? Closing costs for a Fractional Ownership are an average of $2250.00 plus your
first quarter owners fees. Average closing costs to purchase a condo on Sandy
Beach right now are about $35,000.00! The Mexican or American Corporation
that owns the condo or home, transfers your 8th Ownership quickly and legally to
you without months and sometimes years of legal fees and paperwork. Also!
